We bought this home at the bottom of the market so we knew it would be profitable to sell at the time we listed.
Jeff also helped us purchase and build our next home.
Jeff advised us on what we should do in terms of staging our home. He also had professional photography taken. It was a 115-year-old house so it definitely had its blemishes. The photography made it look so amazing and we think that's a big part of the reason why people wanted to see it.
It was on the market for 3 days and we got $20K over our asking price with 2 people counter-bidding. The market was hot but at the time a lot of sellers wanted to overprice their homes. Jeff advised us on a pricing strategy that would not only generate massive interest but would also ignite a bidding war so that we could sell for the highest price in the end which is exactly what happened.
When we met Jeff we weren't in the market for a home. We met at a fundraiser for The Boys and Girls Club and we didn't know he was a realtor until after a while. We really liked the fact that he wasn't pushing his profession to get clients. He's a very personable guy and he won't push you into anything you don't want. He's not looking to make the biggest commission and definitely not at the expense of others.
He made it so easy and there wasn't much we had to do. He sent his photographer and did all the leg work for selling. He came over before we listed to offer advice about what small repairs needed to be done.
Then when we built our next home, he was very knowledgeable about the ins and outs of building and made sure that was a smooth process for us. He stopped by the site periodically to make sure construction was going well and he sent us photos from the site. That meant a lot to me that he checked on the construction for us in-person when he didn't have to.
During the selling process, we knew buyers would be using FHA loans and we knew the inspections would be very intense because of the fact that they are government loans. Jeff knew exactly what the inspection was going to hit us on so he hired a contractor early on to fix any known issues. We listed because the market was hot but it wasn't actually the most ideal time for our growing family. Jeff advised us how to handle selling when our house wasn't done yet. He helped us negotiate to stay in our home longer because my wife was 8 months pregnant. He definitely helped us avoid a real nightmare during that very important time in our life.
Be patient and understanding and listen to Jeff and the people he has working for him. I tend to think I know more than I do and I thought I knew it all but there's so much more that goes along with buying and selling than you think. Don't be scared to tell Jeff and his team exactly what you want and they will find a way to get it for you but you have to be patient.
